Inventories

An inventory report is a concise and detailed list of the contents, fixture and fittings of the property that is being let. This includes everything from the carpets, curtains, and all furnishing (if furnished). An inventory provides a clear detailed snapshot of the property at the time of the inventory completion with digital photographs provided in support. The Inventory should be carried out by a third party, independent inventory specialist, otherwise it will-may be considered bias and will not stand up in court of law if and when asked to be relied upon.   

Check In

A check in report is prepared at the beginning of each new tenancy. This report should be carried out immediately before the new occupants move into the let property, where possible the same day. In order to conduct a check in, the original inventory report must already be prepared, allowing each point to be checked against the current and verified with the condition noted. Keys and meters are also checked with the meter readings recorded. The tenant will be required to then sign the report to confirm the content accuracy. On the day of check in the property must be in a suitable condition to let and all maintenance and cleaning should have been carried out and completed.

Interim Inspection

An interim inspection is carried out part way through a tenancy, reviewing the condition of the property, its contents and any issues there may be. It can also be used to identify if any sections of the property may require repair, restoration or maintenance or is need of decoration.   

Check Out

A check out report is compiled at the end of the tenancy, once the tenant has moved out and prior to any cleaners, or building contractors etc entering the property. We compile a report that goes through the condition and contents of the property against the original inventory and check in reports, whilst allowing for fair wear and tear. Meter readings will be gathered and the correct number of keys will be recordered. This report is also supported with respective photographic evidence.


**We provide on average 100 digital photographs for the average sized two bedroom property, in support of the Check In-Check Out report contents.

Energy Performance Certificates (EPC)

Abode also offer Energy Performance Certification,  an additional service that can be carried out as singular, or combined with an Inventory service, saving both time and expense. Selected offers are available for combined Inventory and EPC services, Please view attached Pricing Schedule.

Floor Planning

Abode are also able to provide a Floor Plan service, again either as a singular instruction or combined with an Inventory and EPC. Selected offers are available for combined Inventory, EPC and Floor Plan services. Please view attached Pricing Schedule.

**(INVENTORIES) Please note, ADDITIONAL rooms such as en-suite bathrooms, garages, second lounge, and conservatories within a property are chargeable at a flat rate of £10.00 per room, as each will include a sepArate entry for inspection and additional photographs.
